Flax place is a high specification residential development located on Marsh Lane one mile from the shops, bars and restaurants of Leeds city centre. The development comprises of 194, 1 and 2 bedroom apartments and duplexes and 157 secure underground parking spaces. Within the development there will be a 550m2 retail unit and landscaped communal courtyard.

Services Provided
DPP was initially instructed to advise on the planning permission for the erection of a block of 194 flats with a ground floor retail unit and basement car parking. Our advice was to discharge the conditions precedent and to implement the consent in order to secure the planning permission there by avoiding any “community gain” which would be associated with a fresh planning submission. Work on this part of the project is ongoing.

Given the credit crunch and the lack of interest in flats, DPP is also looking at alternative land use for this development. Work is also ongoing on this aspect of the project.

Achievements
DPP has brought together a team of consultants who have all pulled together to prepare the necessary details to discharge the conditions precedent. The submission is due to be made imminently.
