case study

Wally's Deli Cardiff

Wally’s Deli is located in the heart of Cardiff in a grade II listed Victorian arcade. As part of its expansion plans, this popular establishment enlisted DPP’s services to provide advice and submit an application for the change of use (A1 to A3) of a redundant storage area at first floor level to provide a café selling the delicatessen’s award winning produce. To facilitate the change of use, minor works to the exterior of the listed building were also required.

Services Provided
• Preliminary advice regarding the prospects of obtaining planning consent;
• Pre-application meetings on site with planning officers;
• Planning applications;
• Listed building consent applications.

Achievements
DPP presented a case that the proposal would support the re-use of a currently vacant upper storey premises and that the proposed Class A3 use would be in line with the promotion of such uses within the Primary Shopping Area of Cardiff City Centre.

Following consultation with the Local Planning Authority and Cadw, DPP successfully negotiated the approval of both the change of use and listed building consent applications.
