High View Energy Statement

High View is a residential scheme of 16 units in a single flatted development on Rickmansworth Road. The scheme comprises three one- bed flats and 13 two- bed flats in a part two / part three storey building. The development has a basement car park with 27 spaces and a flat roof with a parapet ridge providing a sunken roof.
Services Provided• Energy statement to meet with Three Rivers District Council policy for all residential developments to provide 20% renewable energy target;
• Completion of the council’s new on-line C-Plan software to manage and verify the on-site targets have been met;
• Negotiation with the council over the renewable energy savings viable from technologies in such a development.
Achievements
The scheme had previously been rejected by the council and was reworked to take into account the suggestions provided. The ability to meet the 20% renewable energy target had to therefore be in
keeping with the design and tight configuration of the development.
Discussions with the architect enabled a high level of energy efficiency to be incorporated within the design of the building, reducing the necessary renewable energy target.
The renewable energy and low carbon options appraisal identified a range of technologies that could meet the target. The most effective option was to install air source heat pumps which, together with the
energy efficiency measures, achieved a carbon reduction of 28.5%. For Yeoman Homes this meant no change to the design of the building.
DPP successfully argued with the council to amend the C-Plan efficiency levels for heat pumps based upon information provided which made the use of the technology viable. The scheme was recommended for approval in July 2009.
